The service

What emergency leak call-outs involves

An active roof leak needs dealing with quickly. Water inside the building damages ceilings, insulation, electrics and contents, and the longer it runs the more it costs to put right.

LMB offers emergency call-outs for active leaks on flat roofs, for both homes and commercial properties. When you call, you speak directly to Liam, the owner, rather than a call centre.

The aim of an emergency visit is first to stop water getting in, then to diagnose the cause properly so you can decide on a suitable repair or replacement with full information.

Who it's for

  • Homeowners with water coming through a ceiling under a flat roof
  • Businesses whose premises, stock or equipment are at risk
  • Landlords responding to a tenant's leak report
  • Anyone who has had storm damage to a flat roof

When you need it

  • Water is dripping or running inside
  • A ceiling is bulging or stained and spreading
  • Storm damage has lifted or torn the roof covering
  • Water is reaching light fittings or electrics

Why use a specialist? Flat roofs fail at details: upstands, edges, outlets and joints. LMB focuses only on GRP and liquid roofing; the survey considers these details before work is specified.

If it's ignored

What waiting really costs

Every hour an active leak runs, more water soaks into the deck, insulation and ceiling. What starts as a drip can become a collapsed ceiling.

Ceiling collapse

Plasterboard saturated with water can sag and fail suddenly.

Electrical risk

Water reaching fittings or cables is a safety hazard. Isolate power to affected areas if safe to do so.

Contents damage

Furniture, flooring, stock and equipment beneath the leak can be ruined.

Bigger repair later

Prolonged ingress turns a localised repair into a deck replacement.

Common issues to avoid

  • Climbing onto a wet roof in bad weather to attempt a DIY fix
  • Waiting for the rain to stop before calling
  • Assuming the leak is directly above the drip
  • Treating a temporary fix as permanent and forgetting about it

In detail

Emergency Leak Call-Outs: materials, methods and options

What to do while you wait

Move valuables and electrical items away from the leak. Place buckets or containers to catch water. If water is near light fittings or sockets, switch off power to that area at the consumer unit if it's safe to do so. Don't go onto the roof in wet or windy conditions.

Making the roof safe

An emergency visit aims to assess the leak and discuss suitable measures. Depending on the roof and the weather, that may be a targeted liquid repair or a temporary measure to help limit ingress until further work can be carried out in suitable conditions.

Next steps after an emergency visit

Once the immediate problem is under control, you'll get an honest assessment of the roof and a written quote. If a localised liquid repair is suitable, that's what we'll recommend. If the roof has failed more widely, we'll explain why replacement with GRP or a liquid system is the better spend.

Why a specialist

Why choose a GRP and liquid only roofer

Many roofers offer every type of flat roof covering: felt, rubber, asphalt and fibreglass. LMB deliberately doesn't. We work only with GRP fibreglass and approved liquid roofing systems, because both create a single, seamless waterproof surface with properly specified junctions and details.

That focus shapes every recommendation we make for emergency leak call-outs. We aren't trying to sell you whichever product we happen to stock. We're choosing between two modern systems on the basis of what your roof actually needs: its size, shape, deck condition, drainage, details and how it will be used.

Liam Brinkworth owns and runs the business. Contact Liam to discuss the survey, proposed work and quotation.

LMB holds £5 million public liability insurance. Liquid systems are applied as an approved installer, and installations come with a guarantee of 10 to 20 years depending on the system specified and whether it requires matting.

What affects the price of emergency leak call-outs? The main factors are the roof area, how easy it is to reach, the condition of the existing deck, how many details there are (pipes, vents, rooflights, upstands and outlets), whether the old covering needs stripping, and which system is specified. That is why we never quote a fixed rate. The free survey looks at each of these on your roof, so the written quote reflects the real job and the proposed scope is clear. Any changes should be discussed before additional work is agreed.

Before you call

How to check your flat roof safely

You don't need to climb onto a roof to spot most warning signs. From an upstairs window, the garden or the ground, look for cracked or blistered surfaces, moss or vegetation growing on the roof, water that stays ponded for days after rain, lifted or broken edge trims, and gaps where the roof meets a wall.

Inside, check the ceilings under the flat roof for brown stains, bubbling paint or plaster, and any damp or musty smell. Stains that grow after heavy rain are a clear sign water is getting in, even if you never see a drip.

If you can, take a few photos and note when the problem appears: after every shower, only in heavy rain, or only in wind-driven rain. That detail helps narrow down the cause before the survey and makes your free quote more accurate.

Please don't climb onto or walk on a roof to inspect it. A soft deck can give way, and wet roofs are slippery. Leave that part to us. If water is actively coming in, call us for an emergency call-out rather than waiting.

Questions

Emergency Leak Call-Outs FAQs

Do you really do emergency call-outs?

+

Yes, for active flat roof leaks on homes and commercial properties. Call 07517 190213.

What areas do you cover for emergencies?

+

Bristol, Bath, Newport, Chepstow, Somerset and Gloucestershire.

What work can an emergency visit include?

+

That depends on roof condition, safe access, weather and availability. Any proposed temporary measures or further repair work are discussed and agreed; a same-visit repair is not guaranteed.

Is the emergency visit free?

+

Surveys and quotes are free. Any emergency work carried out will be agreed with you before it starts.

Should I turn off my electricity?

+

If water is near fittings or sockets, isolate power to that area at the consumer unit if it's safe to do so.

Do you handle commercial leaks?

+

Yes, we respond to leaks on both domestic and commercial flat roofs.

How much will it cost?

+

We're strictly quote-only. Every roof differs in size, access, condition and detailing, so a fixed rate would not reflect the work needed on your property. The survey and written quote are free, so you'll know the exact cost before you commit to anything.

Are you insured?

+

Yes. LMB holds £5 million public liability insurance.

Do you cover my area?

+

We cover Bristol, Bath, Newport, Chepstow, Somerset and Gloucestershire from our base in Crick, near Chepstow. If you're nearby and unsure, call and ask.
