10–20 year installation guarantees, depending on system and matting

The service

What liquid roofing systems involves

A liquid roofing system is a waterproof membrane that is applied as a liquid and cures into a single, continuous, rubber-like skin. Because it starts as a liquid, it flows into and around every corner, upstand, pipe and outlet, allowing a continuous membrane with correctly specified junctions and details.

LMB is an approved installer of liquid roof systems. That matters because liquid membranes only perform as designed when they are applied to the manufacturer's method: correct surface preparation, the right primer, the right coverage rate and, where required, reinforcement matting embedded in the coating.

Liquid systems can be used on new roofs and as a full replacement. In many cases they can also be applied over a sound existing covering, which reduces strip-out, waste and disruption.

Who it's for

  • Roofs with lots of detail: pipes, vents, rooflights, plant or awkward shapes
  • Owners who want to avoid a full strip-out where the existing roof is sound
  • Commercial properties that need minimal disruption
  • Balconies, terraces and roofs where a fully bonded finish is essential

When you need it

  • Your current roof is ageing but structurally sound
  • Leaks are coming from around details rather than open areas
  • You want a seamless finish without hot works on site
  • A new roof needs a durable, joint-free waterproofing layer

Why use a specialist? Flat roofs fail at details: upstands, edges, outlets and joints. LMB focuses only on GRP and liquid roofing; the survey considers these details before work is specified.

If it's ignored

What waiting really costs

Most flat roof leaks start at details: the joint around a soil pipe, the corner of an upstand, the edge of a rooflight. Traditional coverings rely on cutting and lapping material around these points, which is where they fail first.

Hidden water tracking

Water entering at a detail can travel along the deck before it appears inside, making the source hard to find and the damage wider.

Failed DIY coatings

Off-the-shelf coatings applied without preparation peel and blister, trapping water beneath them.

Wasted replacement cost

Stripping a sound roof that could have been overlaid adds labour, skip hire and disruption you didn't need.

Escalating repairs

Each winter of patching adds cost while the underlying problem remains.

Common issues to avoid

  • Applying a coating over a wet, dirty or unprimed surface
  • Skipping reinforcement matting where the system requires it
  • Not checking the proposed system specification and guarantee terms
  • Coating over a deck that is already soft or rotten

In detail

Liquid Roofing Systems: materials, methods and options

How liquid roofing systems work

The process starts with preparation. The existing surface is cleaned, any loose or failed material removed, and defects repaired. A primer suited to the substrate is applied so the membrane bonds properly. The liquid coating is then applied at the specified thickness.

Some systems require a reinforcement fleece or matting to be embedded in the first coat, followed by a top coat. Others are designed to be applied without matting. This choice is one reason the guarantee ranges from 10 to 20 years: the system specified for your roof determines the guarantee you receive.

Overlay or full replacement?

Where the existing roof is dry, sound and well bonded, a liquid system can often be applied directly over it. This saves strip-out and avoids opening the roof to the weather. Where the deck is damp, soft or rotten, the old roof is removed and the deck repaired or replaced before the membrane goes on. The survey tells you which applies to your roof.

Where liquid roofing is used

Liquid membranes are well suited to domestic flat roofs, garages, dormers, balconies and terraces, as well as commercial roofs with plant, ducting and rooflights. On commercial buildings, the ability to work without hot works and with less strip-out can keep a business running during the job.

Why a specialist

Why choose a GRP and liquid only roofer

Many roofers offer every type of flat roof covering: felt, rubber, asphalt and fibreglass. LMB deliberately doesn't. We work only with GRP fibreglass and approved liquid roofing systems, because both create a single, seamless waterproof surface with properly specified junctions and details.

That focus shapes every recommendation we make for liquid roofing systems. We aren't trying to sell you whichever product we happen to stock. We're choosing between two modern systems on the basis of what your roof actually needs: its size, shape, deck condition, drainage, details and how it will be used.

Liam Brinkworth owns and runs the business. Contact Liam to discuss the survey, proposed work and quotation.

LMB holds £5 million public liability insurance. Liquid systems are applied as an approved installer, and installations come with a guarantee of 10 to 20 years depending on the system specified and whether it requires matting.

What affects the price of liquid roofing systems? The main factors are the roof area, how easy it is to reach, the condition of the existing deck, how many details there are (pipes, vents, rooflights, upstands and outlets), whether the old covering needs stripping, and which system is specified. That is why we never quote a fixed rate. The free survey looks at each of these on your roof, so the written quote reflects the real job and the proposed scope is clear. Any changes should be discussed before additional work is agreed.

Before you call

How to check your flat roof safely

You don't need to climb onto a roof to spot most warning signs. From an upstairs window, the garden or the ground, look for cracked or blistered surfaces, moss or vegetation growing on the roof, water that stays ponded for days after rain, lifted or broken edge trims, and gaps where the roof meets a wall.

Inside, check the ceilings under the flat roof for brown stains, bubbling paint or plaster, and any damp or musty smell. Stains that grow after heavy rain are a clear sign water is getting in, even if you never see a drip.

If you can, take a few photos and note when the problem appears: after every shower, only in heavy rain, or only in wind-driven rain. That detail helps narrow down the cause before the survey and makes your free quote more accurate.

Please don't climb onto or walk on a roof to inspect it. A soft deck can give way, and wet roofs are slippery. Leave that part to us. If water is actively coming in, call us for an emergency call-out rather than waiting.

Questions

Liquid Roofing Systems FAQs

Can a liquid roof go over my existing roof?

+

Often, yes, if the existing covering is dry and sound. If it isn't, it's stripped first. The free survey confirms which approach is right.

What's the guarantee on a liquid roof?

+

10–20 years for installations, depending on the chosen system and whether it requires matting.

Why does it matter that you're an approved installer?

+

Preparation and application must follow the requirements of the selected system. LMB is an approved liquid roof systems installer. Specific product and guarantee terms should be confirmed for the proposed work.

How long does a liquid roof take to apply?

+

It depends on size, preparation and weather. Your written quote will set out the timeline for your roof.

Is liquid roofing better than GRP?

+

Neither is better on every roof. Liquid excels around complex details and as an overlay; GRP gives a rigid finish on solid decks. We'll recommend the right one after surveying.

Can you help if my roof is leaking right now?

+

Yes. We offer emergency call-outs for active leaks. Call us directly.

How much will it cost?

+

We're strictly quote-only. Every roof differs in size, access, condition and detailing, so a fixed rate would not reflect the work needed on your property. The survey and written quote are free, so you'll know the exact cost before you commit to anything.

Are you insured?

+

Yes. LMB holds £5 million public liability insurance.

Do you cover my area?

+

We cover Bristol, Bath, Newport, Chepstow, Somerset and Gloucestershire from our base in Crick, near Chepstow. If you're nearby and unsure, call and ask.
