The service

What garage roof replacement involves

Garage roofs are often the first flat roofs on a property to fail. Older garages may have felt or sheet coverings that have deteriorated, and because garages aren't lived in, leaks can go unnoticed until the damage is significant.

LMB replaces garage roofs with GRP fibreglass or liquid roofing systems. Both can form a seamless waterproofing surface when suitable for the roof and installed as specified.

As with every job, the existing roof and deck are surveyed first. Where the deck is sound, it may be reused; where it's damaged, it's replaced so the new roof sits on a solid base.

Who it's for

  • Homeowners with a leaking attached or detached garage
  • Anyone converting a garage into a gym, office or workshop
  • Properties with ageing felt garage roofs
  • Owners storing valuable tools, vehicles or belongings

When you need it

  • Drips or puddles appear inside the garage after rain
  • The felt is cracked, split or covered in moss
  • The roof sags or feels soft
  • You're planning to convert or upgrade the garage

Why use a specialist? Flat roofs fail at details: upstands, edges, outlets and joints. LMB focuses only on GRP and liquid roofing; the survey considers these details before work is specified.

If it's ignored

What waiting really costs

Because garages aren't checked daily, leaks can run for months. By the time it's noticed, the deck and joists may already be compromised.

Damaged contents

Tools, bikes, vehicles and stored items suffer from damp and rust.

Rotten structure

Long-term leaks rot decking and can affect joists.

Damp into the house

On attached garages, water can track into adjoining walls.

Blocked conversion plans

A failing roof has to be sorted before any garage conversion.

Common issues to avoid

  • Choosing a covering without assessing suitability
  • Ignoring a garage leak because it's 'only the garage'
  • Overlaying onto a soft deck
  • Converting a garage without upgrading the roof first

In detail

Garage Roof Replacement: materials, methods and options

GRP or liquid for a garage?

For most garage roofs with a straightforward shape, GRP gives a rigid, crisp and long-lasting finish. Where the garage roof has awkward junctions with the house, or the existing covering is sound enough to overlay, a liquid system may be the better option. Liam will recommend the right one after the survey.

What the work involves

The old covering is removed and the deck checked. Damaged boards are replaced. For GRP, trims are fitted, the laminate is laid and the topcoat applied. For liquid, the surface is primed and the membrane applied, reinforced where required. Outlets and gutters are checked so water drains properly.

Attached and detached garages

On attached garages, the junction with the house wall is a common leak point, so upstands are detailed carefully. On detached garages, edges and drainage are the main focus.

Why a specialist

Why choose a GRP and liquid only roofer

Many roofers offer every type of flat roof covering: felt, rubber, asphalt and fibreglass. LMB deliberately doesn't. We work only with GRP fibreglass and approved liquid roofing systems, because both create a single, seamless waterproof surface with properly specified junctions and details.

That focus shapes every recommendation we make for garage roof replacement. We aren't trying to sell you whichever product we happen to stock. We're choosing between two modern systems on the basis of what your roof actually needs: its size, shape, deck condition, drainage, details and how it will be used.

Liam Brinkworth owns and runs the business. Contact Liam to discuss the survey, proposed work and quotation.

LMB holds £5 million public liability insurance. Liquid systems are applied as an approved installer, and installations come with a guarantee of 10 to 20 years depending on the system specified and whether it requires matting.

What affects the price of garage roof replacement? The main factors are the roof area, how easy it is to reach, the condition of the existing deck, how many details there are (pipes, vents, rooflights, upstands and outlets), whether the old covering needs stripping, and which system is specified. That is why we never quote a fixed rate. The free survey looks at each of these on your roof, so the written quote reflects the real job and the proposed scope is clear. Any changes should be discussed before additional work is agreed.

Before you call

How to check your flat roof safely

You don't need to climb onto a roof to spot most warning signs. From an upstairs window, the garden or the ground, look for cracked or blistered surfaces, moss or vegetation growing on the roof, water that stays ponded for days after rain, lifted or broken edge trims, and gaps where the roof meets a wall.

Inside, check the ceilings under the flat roof for brown stains, bubbling paint or plaster, and any damp or musty smell. Stains that grow after heavy rain are a clear sign water is getting in, even if you never see a drip.

If you can, take a few photos and note when the problem appears: after every shower, only in heavy rain, or only in wind-driven rain. That detail helps narrow down the cause before the survey and makes your free quote more accurate.

Please don't climb onto or walk on a roof to inspect it. A soft deck can give way, and wet roofs are slippery. Leave that part to us. If water is actively coming in, call us for an emergency call-out rather than waiting.

Questions

Garage Roof Replacement FAQs

How much does a garage roof replacement cost?

+

We're quote-only because every garage differs in size, access and deck condition. The survey and quote are free.

What guarantee do I get?

+

10–20 years for installations, depending on the specified system and matting.

Can you replace a felt garage roof?

+

Yes. We strip the felt and replace it with GRP or a liquid system.

Do I need to empty the garage?

+

We'll advise during the survey. In many cases only items directly below the work area need moving.

How long does it take?

+

It depends on size, deck condition and weather. The quote will set out the timeline.

Is GRP good for a garage conversion?

+

GRP may be an option for a suitable roof. Structural, insulation and other conversion requirements need separate assessment.

How much will it cost?

+

We're strictly quote-only. Every roof differs in size, access, condition and detailing, so a fixed rate would not reflect the work needed on your property. The survey and written quote are free, so you'll know the exact cost before you commit to anything.

Are you insured?

+

Yes. LMB holds £5 million public liability insurance.

Do you cover my area?

+

We cover Bristol, Bath, Newport, Chepstow, Somerset and Gloucestershire from our base in Crick, near Chepstow. If you're nearby and unsure, call and ask.
