The service
What flat roof replacement involves
A flat roof replacement means removing the old, failed covering, checking and repairing the structure beneath, and installing a new waterproof system from the deck up. It's the right option when the covering has failed across the roof, the deck has been damaged by water, or the roof has had so many repairs that patching no longer makes sense.
LMB replaces flat roofs exclusively with modern GRP fibreglass or liquid roofing systems. We don't fit traditional felt or rubber. The proposed system is selected for the surveyed roof and its requirements.
Because the roof is opened up, replacement is also the moment to put right problems that patching can't: soft or rotten decking, poor falls that cause ponding, and badly detailed edges and upstands.
Who it's for
- Owners of felt roofs that are cracked, blistered or leaking in several places
- Properties where the deck has gone soft underfoot
- Anyone tired of paying for repairs every winter
- Buyers and sellers seeking an assessment of an existing flat roof
When you need it
- Leaks in more than one area of the roof
- Soft or spongy patches when walking on the roof
- Widespread cracking, crazing or blistering
- Water ponding that doesn't drain away
Why use a specialist? Flat roofs fail at details: upstands, edges, outlets and joints. LMB focuses only on GRP and liquid roofing; the survey considers these details before work is specified.
If it's ignored
What waiting really costs
Widespread deterioration may make a local repair unsuitable. Continued water ingress can cause further damage; a survey assesses whether replacement is needed.
Larger replacement scope
A dry deck can be reused or overlaid. A wet one has to be replaced, adding cost.
Structural damage
Prolonged water ingress can affect joists as well as decking.
Interior repairs
Ceilings, insulation, decoration and contents all suffer from ongoing leaks.
Sale complications
A failing roof flagged on a buyer's survey can hold up or reduce a sale.
Common issues to avoid
- Overlaying a new covering onto a wet or rotten deck
- Choosing a covering without considering suitability and system requirements
- Ignoring poor falls that cause water to pond
- Choosing a quote that doesn't specify deck repairs or edge detailing

In detail
Flat Roof Replacement: materials, methods and options
What a replacement involves
The old covering is stripped back and the deck inspected. Any damp, soft or rotten boards are removed and replaced with new decking. Edges, upstands and outlets are prepared, and the new system is installed: either a GRP laminate with trims and topcoat, or a primed and applied liquid membrane, reinforced where the system requires it.
The roof is then checked, outlets cleared and the site tidied. The applicable installation guarantee and maintenance requirements are confirmed for the chosen system.
Choosing between GRP and liquid
On a straightforward domestic roof with a new deck, GRP gives a rigid, crisp finish. On roofs with lots of penetrations, plant or complex shapes, a liquid system often details better. Both are seamless. The survey will give you a clear recommendation and the reason for it.
Homes and commercial buildings
On homes we replace roofs on extensions, garages, dormers, porches and bays. On commercial buildings, work is planned to keep disruption to a minimum and discuss protection during the work, subject to weather and the proposed scope.

Why a specialist
Why choose a GRP and liquid only roofer
Many roofers offer every type of flat roof covering: felt, rubber, asphalt and fibreglass. LMB deliberately doesn't. We work only with GRP fibreglass and approved liquid roofing systems, because both create a single, seamless waterproof surface with properly specified junctions and details.
That focus shapes every recommendation we make for flat roof replacement. We aren't trying to sell you whichever product we happen to stock. We're choosing between two modern systems on the basis of what your roof actually needs: its size, shape, deck condition, drainage, details and how it will be used.
Liam Brinkworth owns and runs the business. Contact Liam to discuss the survey, proposed work and quotation.
LMB holds £5 million public liability insurance. Liquid systems are applied as an approved installer, and installations come with a guarantee of 10 to 20 years depending on the system specified and whether it requires matting.
What affects the price of flat roof replacement? The main factors are the roof area, how easy it is to reach, the condition of the existing deck, how many details there are (pipes, vents, rooflights, upstands and outlets), whether the old covering needs stripping, and which system is specified. That is why we never quote a fixed rate. The free survey looks at each of these on your roof, so the written quote reflects the real job and the proposed scope is clear. Any changes should be discussed before additional work is agreed.
Before you call
How to check your flat roof safely
You don't need to climb onto a roof to spot most warning signs. From an upstairs window, the garden or the ground, look for cracked or blistered surfaces, moss or vegetation growing on the roof, water that stays ponded for days after rain, lifted or broken edge trims, and gaps where the roof meets a wall.
Inside, check the ceilings under the flat roof for brown stains, bubbling paint or plaster, and any damp or musty smell. Stains that grow after heavy rain are a clear sign water is getting in, even if you never see a drip.
If you can, take a few photos and note when the problem appears: after every shower, only in heavy rain, or only in wind-driven rain. That detail helps narrow down the cause before the survey and makes your free quote more accurate.
Please don't climb onto or walk on a roof to inspect it. A soft deck can give way, and wet roofs are slippery. Leave that part to us. If water is actively coming in, call us for an emergency call-out rather than waiting.

Questions
Flat Roof Replacement FAQs
How do I know if my roof needs replacing rather than repairing?
+
Widespread cracking, multiple leaks, soft decking or repeated repairs usually point to replacement. The free survey will confirm it.
Do you replace felt roofs?
+
Yes, we strip felt roofs and replace them with GRP or liquid systems. We don't install new felt.
How long does a replacement take?
+
It depends on size, deck condition and weather. The written quote sets out the timeline.
What guarantee do I get?
+
10–20 years for installations, depending on the system used and whether it requires matting.
Will you replace rotten decking?
+
Yes. Any damaged deck found during the survey or strip-out is replaced so the new roof sits on a sound base.
Can I stay in the house during the work?
+
Flat roof replacement is external work, so in most cases you can carry on as normal.
How much will it cost?
+
We're strictly quote-only. Every roof differs in size, access, condition and detailing, so a fixed rate would not reflect the work needed on your property. The survey and written quote are free, so you'll know the exact cost before you commit to anything.
Are you insured?
+
Yes. LMB holds £5 million public liability insurance.
Do you cover my area?
+
We cover Bristol, Bath, Newport, Chepstow, Somerset and Gloucestershire from our base in Crick, near Chepstow. If you're nearby and unsure, call and ask.
