The service
What liquid roofing repairs involves
Not every leaking flat roof needs replacing. If the deck is sound and the problem is limited to certain areas or details, a liquid repair can seal the roof for a fraction of the disruption of a full strip-out.
A liquid repair uses the same type of membrane as a full liquid roofing system, applied locally to the problem areas: around a pipe, along a failed upstand, over a split, or across a section of worn covering. Because it cures into a seamless, bonded skin, the repair must be compatible with the existing covering and applied to the specified method.
The key is honest diagnosis. During the free survey, Liam will tell you whether a repair is a suitable option for your roof, or whether you'd be throwing money at a covering that has reached the end of its life.
Who it's for
- Homeowners with a localised leak on an otherwise sound roof
- Roofs where failure is concentrated around pipes, upstands or rooflights
- Landlords who need a reliable fix between tenancies
- Commercial owners who need a leak stopped with minimal disruption
When you need it
- A drip or stain has appeared after heavy rain
- Mastic or tape repairs keep failing
- Upstands or flashings have cracked or pulled away
- Small splits or blisters have appeared in the covering
Why use a specialist? Flat roofs fail at details: upstands, edges, outlets and joints. LMB focuses only on GRP and liquid roofing; the survey considers these details before work is specified.
If it's ignored
What waiting really costs
Investigating a leak promptly may help limit further damage. Water can affect the deck, insulation and ceiling; the extent needs assessment.
Deck rot
Persistent water softens timber decking, turning a repair job into a replacement.
Ceiling and electrics
Water tracking towards light fittings is a safety risk as well as a repair bill.
Insulation failure
Wet insulation can lose effectiveness and contribute to damp problems.
Wasted quick fixes
Temporary patch materials may deteriorate or fail to address the source of a leak.
Common issues to avoid
- Smearing mastic over the visible split without finding the true entry point
- Repairing a roof whose deck is already soft, which only delays replacement
- Waiting until spring to deal with a winter leak
- Using a coating not compatible with the existing roof material

In detail
Liquid Roofing Repairs: materials, methods and options
Finding the real source of the leak
Flat roof leaks are notorious for appearing inside some distance from where water enters. A good repair starts with tracing the entry point: checking upstands, outlets, trims, penetrations and the condition of the covering across the whole roof, not just above the stain.
What a liquid repair involves
The repair area is cleaned and any loose or failed material removed. A compatible primer is applied, then the liquid membrane is laid on, with reinforcement embedded where the detail requires it. The repair is taken well beyond the damaged area so it bonds to sound material on all sides.
A liquid system may be suitable over some existing coverings, subject to compatibility, preparation and substrate assessment. Where it isn't, we'll tell you plainly.
Repair or replace?
If the problem is localised and the rest of the roof is in good order, a repair is usually the sensible choice. If the covering is failing across the roof, the deck is soft in places, or you've had multiple repairs already, replacement with GRP or a full liquid system may be more appropriate; compare the proposed scope and costs after assessment.

Why a specialist
Why choose a GRP and liquid only roofer
Many roofers offer every type of flat roof covering: felt, rubber, asphalt and fibreglass. LMB deliberately doesn't. We work only with GRP fibreglass and approved liquid roofing systems, because both create a single, seamless waterproof surface with properly specified junctions and details.
That focus shapes every recommendation we make for liquid roofing repairs. We aren't trying to sell you whichever product we happen to stock. We're choosing between two modern systems on the basis of what your roof actually needs: its size, shape, deck condition, drainage, details and how it will be used.
Liam Brinkworth owns and runs the business. Contact Liam to discuss the survey, proposed work and quotation.
LMB holds £5 million public liability insurance. Liquid systems are applied as an approved installer, and installations come with a guarantee of 10 to 20 years depending on the system specified and whether it requires matting.
What affects the price of liquid roofing repairs? The main factors are the roof area, how easy it is to reach, the condition of the existing deck, how many details there are (pipes, vents, rooflights, upstands and outlets), whether the old covering needs stripping, and which system is specified. That is why we never quote a fixed rate. The free survey looks at each of these on your roof, so the written quote reflects the real job and the proposed scope is clear. Any changes should be discussed before additional work is agreed.
Before you call
How to check your flat roof safely
You don't need to climb onto a roof to spot most warning signs. From an upstairs window, the garden or the ground, look for cracked or blistered surfaces, moss or vegetation growing on the roof, water that stays ponded for days after rain, lifted or broken edge trims, and gaps where the roof meets a wall.
Inside, check the ceilings under the flat roof for brown stains, bubbling paint or plaster, and any damp or musty smell. Stains that grow after heavy rain are a clear sign water is getting in, even if you never see a drip.
If you can, take a few photos and note when the problem appears: after every shower, only in heavy rain, or only in wind-driven rain. That detail helps narrow down the cause before the survey and makes your free quote more accurate.
Please don't climb onto or walk on a roof to inspect it. A soft deck can give way, and wet roofs are slippery. Leave that part to us. If water is actively coming in, call us for an emergency call-out rather than waiting.

Questions
Liquid Roofing Repairs FAQs
Can you repair my roof instead of replacing it?
+
If the deck is sound and the damage is localised, usually yes. The free survey will tell you honestly whether a repair is worth doing.
How quickly can you come out to a leak?
+
We offer emergency call-outs for active leaks. Call to discuss availability; no attendance time is promised online.
Will a repair be guaranteed?
+
The confirmed 10–20 year guarantee applies to installations, not all repairs. Ask Liam to confirm any applicable repair terms before agreeing the work.
Can you repair a felt roof with liquid?
+
A liquid repair may be suitable over some existing coverings, subject to compatibility and condition. We do not install new felt roofing.
Why do my mastic repairs keep failing?
+
Mastic dries, shrinks and cracks with temperature changes. A bonded liquid membrane moves with the roof instead.
How long does a repair take?
+
It depends on the extent of the damage and the weather. Your quote will confirm the timeline.
How much will it cost?
+
We're strictly quote-only. Every roof differs in size, access, condition and detailing, so a fixed rate would not reflect the work needed on your property. The survey and written quote are free, so you'll know the exact cost before you commit to anything.
Are you insured?
+
Yes. LMB holds £5 million public liability insurance.
Do you cover my area?
+
We cover Bristol, Bath, Newport, Chepstow, Somerset and Gloucestershire from our base in Crick, near Chepstow. If you're nearby and unsure, call and ask.
